Interior water damage

Interior water damage  have mainly three sources:  
​

1. Interior plumbing leaks

2. Excessive humidity levels and Mold

3. Rain water infiltration


Interior Plumbing is one of the major source of interior water damage.
1. Hot and cold water supply pipes are usually buried in the floor slab. If it starts to leak, usually you would not realize it immediately. It will slowly spread in the slab and when it gets to a wall, the visible water damage starts to show.
One simple way to check if there is a leak on the supply is to check the water meter overnight. If it moves overnight without any water being used, you know there is a problem.    

2. Bathroom and kitchen drains can also be the source of water damage if the drain pipe is damaged

3. Waterproofing of the showers and baths: This also a very common source of water damage.  The silicone around the bath and at the base of showers has to be perfect to avoid water infiltration. The joints should be renewed periodically.

Excessive humidity levels.
Living inside creates fair amount of humidity. Activities such as cooking , showers, baths, drying clothes inside, even just breathing creates a fair amount of humidity. Usually water damage from excessive humidity levels is characterized by mold growing especially in corners and at the junction between an exterior facing wall and the ceiling. 

The water particles in the air circulates and when it finds any surface that is cold enough, it will create droplets. Usually this happens at night time in the cold seasons. At daytime the surface warms up and the droplets evaporates back into the air. At night time this cycle repeats and this process creates the visible mold.


To improve this problem there are three main solutions:
a. Improve ventilation 
b. Buy an electrical dehumidifier 
c. Improve insulation

Rainwater infiltration
This can be very annoying especially after numerous repairs on the outside. This type of infiltration is typically through window joints, cracks in the exterior walls, broken roof tiles, leaky gutters, old flashings and so on.
